Mon. homespun webRISMEDIA, November 16, 2009—Gone are the green days of summer, replaced by the changing leaves of autumn- a reminder that it’s the perfect time to refresh your pet IQ before any holiday-related dangers come to haunt you. Most savvy pet owners know the usual pet-safety tips about poisonous items in the home, like poinsettias and chocolate. But, as many veterinarians can tell you, that is just the beginning.

Many holidays are celebrated between the months of October and January, meaning that extra food, guests and dangers for pets are right around the corner. Keep these tips from the American Humane Association in mind as you prepare your holiday festivities.

Ringing Doorbell = Nervous Breakdown?

Many pets are agitated by the sound of doorbells, especially since their hearing is much more sensitive than ours. If your dogs bark, run and jump when new people arrive at the house, or if your cat runs for cover, consider disengaging the doorbell and putting a sign on the door to ask guests to “knock please.” Provide an open cage large enough for your animal to stand and fully turn around in, and place it in a quiet room away from the hubbub so your pet can choose when to join your party. This will also help keep your pet from running away during the frequent opening and closing of your door if you keep the cage closed.

“No” to the Five-Second Rule

Sometimes we forget what can fall on the floor when we are cooking for a holiday crowd and there’s a pet around. Some of it may be OK, but other things, like bread dough, can cause problems. When an animal ingests dough, its body heat causes the dough to rise in its stomach, leading to bloat or worse. It’s best to let your pet snack on familiar favorites instead of unfamiliar holiday goodies like candy and other people’s food.

Baby, It’s Cold Outside

Cats and other animals may seek out your car engine for warmth during the winter months, so honk the horn or bang on the hood a few times before starting the engine.

Adjust Your Pet’s Diet

Most pets spend more time indoors during the winter, which means their activity level drops and they need less food. However, if your pet does spend a lot of time outdoors in cold weather, he will need more food as he burns calories to keep warm. Talk to your veterinarian for advice on the proper diet for your pet.

Ice, Snow and Salt

Your pet may like taking a stroll outside when the temperature dips, but many people use powerful salts on their sidewalks to combat the ice. Clean your pet’s paws after your outing to prevent its pads from becoming irritated and dried out.

Don’t Forget Your Feathered Friends

Getting ready for holiday gatherings usually means extra cleaning before guests arrive. Fumes from rug shampoo, furniture polish and oven cleaner can be fatal to a bird if they enter its delicate respiratory system. When using these products, keep them away from birds, and open your windows to let the air flow.

Just Because It’s Cold Doesn’t Mean They Can’t Catch a Bug

Mosquitoes and other bugs can be a year-round problem. Remember to keep your pets on their regular heartworm, flea and tick preventive medicines, even during the winter.

In Addition to Poinsettias

Holly, amaryllis, mistletoe and pine needles can be harmful to your pet’s stomach. Go for the fake versions to keep your traditions, and your pet, alive.

If They Like Toilet Water, They’ll Probably Like Tree Water

Both cats and dogs may find Christmas tree water irresistible, so if you add a tree preservative to the water, make sure it is pet friendly. Better yet, use a tree stand designed to prevent pets from accessing the water, which can harbor bacteria.

More Temptation Lies in the Tree

With its glittering lights and natural climbing area, the Christmas tree may offer a new place for your cat to play. Hang your most valuable or breakable ornaments near the top and cat-friendly ornaments on the bottom.

Welcome to the bottom: Housing begins slow rebound

Housing begins to reverse 3-year recession in every US region, but 2nd half looks rocky

It was -- note the past tense -- the worst housing recession anyone but survivors of the Great Depression can remember.

From the frenzied peak of the real estate boom in 2005-2006 to the recession's trough earlier this year, home resales fell 38 percent and sales of new homes tumbled 76 percent. Construction of homes and apartments skidded 79 percent. And for the first time in more than four decades of record keeping, home prices posted consecutive annual declines.

A staggering $4 trillion in home equity was wiped out, and millions of Americans lost their homes through foreclosure.

Now take a deep breath and exhale. The worst is over.

By every measure, except foreclosures, the housing market has stabilized and many areas are recovering, according to a spate of data released in the past two weeks. Nationwide, home resales in June are up 9 percent from January, on a seasonally adjusted basis. Sales of new homes have climbed 17 percent during the same period. And construction, while still anemic, has risen almost 20 percent since the beginning of the year.

Even home prices, down one third from the top, edged up in May, the first monthly increase since June 2006.

"The freefall is over," says Dean Baker of the Center for Economic and Policy Research.

The problem is that, Baker, like many economists, expects the housing market will "be bouncing around the bottom" for the second half of the year.

There are also real threats that could poison this budding recovery. The unemployment rate, which is 9.5 percent, is expected to surpass 10 percent, leaving even more homeowners unable to pay their mortgages. Mortgage rates could rise, making homeownership less affordable. And the federal tax credit for first-time homebuyers, which as lured many into the market, is set to expire on Nov. 30.

"As long as jobs are being lost, regardless of all the federal programs out there to help the borrowers, you're still going to have problems in the housing market," says Steve Cumbie, executive director of the Center for Real Estate Development at the University of North Carolina's Kenan-Flagler Business School.

True, but when you've got bidding wars for foreclosures in places like Las Vegas, Phoenix and Los Angeles, it's time to call the bottom.

I had an opportunity to hear Edsel Charles yesterday speak on the Real Estate forecast. EDSEL CHARLES is the founder and Chairman of the Board for MarketGraphics® Research Group, Inc., a new home market research company. After building over $100,000,000 of new single-family homes during the late 70’s and 80’s, Mr. Charles started MarketGraphics® in 1988. The company has grown to be one of the Currently MarketGraphics® is tracking over 19,500 active new home subdivisions, which includes 404,597 developed lots. Additionally, the MarketGraphics® database includes history on over 32,754 subdivisions. largest new-home research companies of its type in the United States.

What we heard Mr. Charles say was that new homes inventory has dropped by 100 homes in Sumner Cty in the past 4 months. However, there is still too much inventory as we all know. Builders need to move their inventory! There are  more than 650 homes on the market in Hendersonville alone. Mr. Charles went on to say that there's never been a better time to buy a home. Every day that you wait is one day too many. Interest rates are inching up. Yesterday was the perfect day to buy a home. What are you waiting for?

YOU PAID TOO MUCH

     As I walked down the cobblestone street in Pana Hachel, Guatemala three weeks ago a very young girl approached me to buy a scarf from her. I declined. I passed the same young girl again after purchasing a scarf from another vendor. She approached me to ask how much I had paid for the scarf. When I told her, she said to me, "YOU PAID TOO MUCH"!

     The same scenario came to my mind after negotiating a sale of a home for a young couple recently. The couple declined to purchase the property at the time. A month went by, and I saw that that property had sold for $10,000 more than I had negotiated for the couple.  If I had the opportunity, I would love to say to the people who bought the property, "YOU PAID TOO MUCH"!

     In today's market you need someone who can negotiate the best price possible on the home that you want to purchase. Don't take the risk of someone saying to you, "YOU PAID TOO MUCH"!

Easter in Tennessee

What an incredible day here in the Nashville, Tn. area. Happy Easter from one of the most beautiful states in the nation. It's been perfect weather  today after having tornados rip through only two days ago. As I sang in the choir this morning I remembered the mother and 9 week old baby who lost their lives and the 40 famiies who lost their homes. As a realtor I know that homes can be rebuilt and replaced. As a believer I also know that those who celebrate the risen Saviour  have a new home in the heavenlies. I hope that all across the nation you too can celebrate and rest in knowing that our hope is not in our earthly homes, but in the mansion prepared for us by what this day represents. God bless.

TRUSTED ADVISOR

As a part of a professional service industry I have been advised on many occasion to referr to myself as "your real estate consultant for life."  I am no longer referring to myself as such. You are hereby given permission to call me your "trusted advisor". Especially in this economy it is no longer just about the transaction, it is all about relationships.

As I have heard repeatedly, people want to do business with those they know, like and TRUST! In its simplest definition, trust is a firm belief in the honesty of another and the absence of suspicion regarding his motives or practices. A trusted advisor is someone who chooses to advise his/her clients to do what is in their best interest.

WHat you/I do to help others be more successful will be a true reflection of your/my character. #5 Be on time! Being on time shows you respect the other person's time. #6 Be friendly. Smiling people are the gateway to open communication. #7 Be sincere. This can only come from the belief in what you do, loving what you do, and caring for others. #8 Show and say genuine thanks. Be grateful for the opportunity to be of service. #9  Be consistent. I believe this element of trust is the most difficult to master because it combines all the other elements.  #10 Give trust. You become trustworthy by giving trust to others.  Trust is not an entitlement - it is earned! You cannot buy trust, but over time, you can build it for free! And those who know, like and TRUST you will make you successful beyond your wildest dreams!

 

 

REALTOR DAY ON THE HILL

Yesterday (March 18) our SAR Board of Directors, Governing Board, and several realtors from Re/Max Choice Properties attended Realtor Day on the Hill in downtown Nashville. It was my first time there. I was in awe of the clientele. There were so many suits there and everyone looked very professional and involved.

We were invited to a board room and were greeted by Lt. Governor Ron Ramsey, Diane Black, Susan Lynn, and Debra Maggart. They were all very attentive to what we had to say. Our spokesperson, Lisa Green, brought our concerns to the forefront of the conversation. They were as follows:

  • We were not in  favor of the $25 fee issued every two years for real estate instructor's certification. We agreed that all instructors teaching the biannual Core Course need to teach the same material and complete a 4-hour training program every two years. This would assure that all realtors would receive the same training material.
  • We also agreed that the County Powers Relief Act of 2006 should be allowed to remain unamended in an effort to access its viability in 2010. We opposed any taxes or fees that could inhibit home sales in Tn.

Our concerns were welcomed by all and we felt that our voices were heard. It was an honor to be in the State Capital and have a voice for the realtors of our county and state.
